How We Do It

Ten 5 Invest have developed a unique rental model, working with local housing authorities to supply targeted residential accommodation that produces considerably higher rental income than the market.

Through increasing the rentable accommodation within each property we achieve yields of 30-40% above the market average. This allows for investors to receive a considerably higher return AFTER management fees than they would through traditional Buy-to-Let.

Because we run a lettings company and have a long list of waiting tenants we know we are able to fill the accommodation and therefore provide investors with a fixed 7% p.a. return whilst also taking away the risk of vacancies and poor management from the investor.

Our local buying experience allows us to secure suitable properties at discounted purchase prices. Although other companies may say they buy at a discount, our model ensures that we HAVE to secure a low purchase price so that we are able to deliver the required yields. This way all of our clients know they have acquired a genuinely good value property.

 

The Process

We find a suitable property in an ideal location on the investor’s behalf and then arrange the purchase, set up the finance and then renovate the property to maximize the rental yield. Ten 5 Invest leases the property back from the investor for a period of 3 to 5 years managing all the letting and maintenance of the property and provides the investor with a fixed return of 7% on their invested sum.

At the end of the investment period, the investor can choose whether they would like to continue to lease their investment property to Ten 5 Invest for an agreed annual return or to sell the property on the open market.
